Is it safe to buy property in Costa Rica?

Absolutely it’s safe! The same way you purchase life insurance to protect your interests, a Title Guaranty can be purchased to protect your property title interests. Once acquired, a Title Guaranty remains in place as long as you own the property, giving you a lifetime of security and peace of mind.

Is it easy to build?

Building in Costa Rica is no different than building back home. The key is to finding an experienced architect and building contractor, and being on site or having someone on site for you to overlook construction. As long as you find the right guys and put your trust in them for the job the building process will be an exciting experience.

How does building a home work?

Once you are ready to begin with the building process the first step is attaining a Costa Rican architect. You may choose an architect outside of the country, but all plans must at least be approved/stamped by an architect with citizenship. Once your plans have been approved the second step is submitting the plans to contractors for bids. Once you have settled on a contractor and architect to supervise the project you can proceed with drilling a well or running electricity to the property if water or electricity is not supplied already. Barring implications the building process takes less than a year depending on the size, style, and design of the home.

Building Costs?

Cost of construction in Costa Rica is very cheap due to low labor and material cost. For a simplified designed home estimated prices range anywhere from as low as $40 dollars a square foot to as high as $70 dollars a square foot. Even the most upscale designed home can be built for under $100 dsq. Typical costs for modern or contemporary design average $80 to $95 per.

Water availability?

It always seems that when I am working with a potential buyer they are always concerned about water availability. Stop worrying!! Although there are water issues throughout Costa Rica due to overpopulation and poor infrastructure, Samara is not one of those places. The mountains come right down to the beach and are full of pristine natural springs. You may encounter a percussion rig that has difficulty drilling through bedrock however. That’s why we recommend choosing a drilling service from the central valley region such as Pura Vida Drilling. They have state of the art equipment insuring you will not encounter such problems.

Typical drilling cost average from $70 to $200 dollar per meter drilled, and you can normally hit water within this area in less than 100 meters.

Taxation?

The greatest incentive to living in Costa Rica besides its beauty and tranquil atmosphere is that Uncle Sam can be avoided. There is no capital gains tax, no income tax, and property tax is next to nothing. For complete security from the government, Costa Rican corporations are the securest option for investors and are extremely difficult to trace. Hint: put everything into separate corporations!!
